Koszty kredytu hipotecznego bowiem to nie tylko oprocentowanie i prowizja ale również ubezpieczenia i dodatkowe, zwykle ukryte opłaty.
Oprocentowanie kredytu to główne koszty kredytu hipotecznego. Jest to opłata dla banku, za to, że umożliwił Ci korzystanie z pieniędzy. W zależności od banku oraz waluty kredytu wysokość oprocentowania różnić się może od 4,6% w CHF do 7,8% w PLN. Różnica ta wynika głównie ze składnika oprocentowania jakim jest WIBOR, dla kredytów w złotówkach lub LIBOR, dla kredytów we frankach szwajcarskich. Ponieważ stawki te ciągle się zmieniają, zmieniać się będzie wysokość płaconych przez nas rat.
Na koszty kredytu hipotecznego wpływa również marża banku. Tu korzystniej wypadają kredytu hipoteczne w złotówkach. Jednak wszystko zaczyna się od prowizji banku. To pieniądze, które trzeba wyłożyć na sam początek, żeby bank w ogóle dał nam kredyt. Koszt ten wynosi zwykle od 0,5% do 2,5% wartości kredytu. Banki mogą albo prosić o wypłacenie prowizji od razu albo doliczają ją do wysokości rat kredytu. Z jednej strony wydatek związany z prowizją staje się niemal niewidoczny, jednak znacząco przekłada się bezpośrednio na poziom rat.
Koszty kredytu hipotecznego w postaci marży i prowizji można negocjować z bankiem. Chęci banków do negocjacji rosną z wysokością branego kredytu oraz wysokością zdolności kredytowej.
Gdy nie mamy wkłady własnego, banki zwykle żądają opłacenia ubezpieczenia. Jest to tzw. ubezpieczenie niskiego wkładu własnego. Zwykle płacone jest do momentu, kiedy suma rat kapitałowych osiągnie pułap wymaganego wkładu kredytobiorcy. są to więc kolejne realny koszty kredytu hipotecznego, gdyż ubezpieczenie może wynosić nawet 3,5 proc. wartości ubezpieczonego wkładu własnego.
Dodatkowe koszty kredytu hipotecznego wiążą się z tzw. ubezpieczeniem pomostowym. Płaci się je zwykle do czasu prawomocnego wpisu do hipoteki. Banki zarabiają też na drogich polisach na życie sprzedawanych do kredytu oraz na przewalutowaniach kredytu czy przedterminowej jego spłaty.
